How to Make Sure Your Rental Property Is Safe !!

As a landlord, it’s your legal duty to ensure your tenants live in a safe, hazard-free environment.

So, let’s look at just some of the safety checks that should be on your to-do list.

  1. Gas

You must provide tenants with a new Gas Safety Certificate every year. Officially called a CP12 form, this safety check must be performed by a Gas Safe registered engineer.

  1. Electrics

Landlords must ensure that a property’s electrics are safe and properly installed. It’s good to get these checked by an NICEIC registered electrician.

Every five years, you must legally provide an Electrical Installation Condition Report (EICR) to confirm the electrical system is safe. Movable electrical equipment, such as microwaves and kettles, must undergo Portable Appliance Testing annually.

  1. Fire

Legally, every rented property should have a working smoke alarm and carbon monoxide detector. These should be tested at least once a year.

Also, ensure furniture and upholstery are fire safe, and that escape routes are obstruction free.
